Objection to property value assessment

File your objection within 6 weeks of the date noted on the decision. You can do this by clicking the button above. You will then be directed to the objection form. You will need to log in with your DigiD code.

No cure, no pay bureaus

There are bureaus advertising that they can file an objection for you free of charge. If you win your case via this bureau, we have to pay the bureau a fee. That's the law. All fees that we pay to these bureaus, are offset in the rate for next year's property tax (OZB). So in a way, all inhabitants pay towards settling this fee. Including you!

The bureaus receive the following fee from us:

  •  Fee for entering a notice of objection €254
  •  Fee for attending a public hearing €254
  •  Fee for entering a taxation report €242
  •  Total fee to the objections bureau €750

In practice, this means the following:
Suppose you object to the WOZ value, and it is reduced by €10,000. This will save you €12.76 in OZB. We will have to pay the bureau €750 for its work. 

You can do it yourself!

If you disagree with the WOZ value, then call us or pay us a visit. Just like you, we want the WOZ value to be correct. We do not benefit by over-assessing a WOZ value. After your phone call or visit, we will be able to adjust your WOZ value quite quickly. After all, people make mistakes. If we have made a mistake in assessing your WOZ value, then we would be delighted to adjust it for you.

If you have called us or paid us a visit and we still haven’t adjusted your WOZ value, you can file your objection with us within 6 weeks of the date noted on the decision. You don't need to have a taxation report made and sent to us. Just write us a letter saying why you disagree with the WOZ value. A municipality assessor will then reassess your house or commercial property.

Objection to municipal taxes

Do you disagree with the tax assessment notice for waste collection charge or sewerage charge? For example: because you never leave out waste for collection or because your property is not connected to the sewerage system. First check the pages on Waste collection charge or Sewerage charge.

If you disagree with the assessment, you can submit an objection online. Let us know why you think that the assessment is incorrect. We will contact you as soon as possible.

Notice of objection

You must file an objection with the tax officer within 6 weeks of the date noted on your tax assessment notice. Your notice of objection must contain:

  • Your name, address and telephone number
  • The date on which you write the letter
  • The decision against which you are filing an objection
  • Your reason for filing an objection
  • Your signature

You can also hand in your notice of objection at the Town Hall.

Or you can make an objection online. If you have a filed an objection, it does not mean that you do not have to pay.

When you file an objection, you will always receive a confirmation of receipt. We have until the end of the year to process your notice of objection. We know from experience that a decision is made before the end of August for the vast majority of notices of objection.

Yes, you must always pay. If your objection is upheld, any amount paid in excess will be refunded.
